Dallas City Council approved giving up to $10 million in a Tax Increment Financing (TIF) development agreement to support The Jefferson at today’s meeting.

The project will transform the former Oak Cliff United Methodist Church into workspaces for commercial and retail tenants along with multi-family residential units.

The site includes nearly two acres between three existing buildings. With the approved funding, the project is set to begin construction this year with a goal for completion in 2027

The development agreement will require at least 20% of the residential units to be affordable to households earning no more than 80% AMFI (area-wide median family income) for 15 years, according to a press release.

“This is an incredible opportunity to preserve and rehabilitate a historic building, while creating 45 mixed-income housing units and new retail and commercial space,” said District 1 Council member Chad West. “Jefferson Boulevard deserves this public investment, and I want to thank the many Oak Cliff preservations who advocated for this building’s preservation and AJ Ramler who turned this dream into a reality.”
